When budgeting for office space in Cape Town, you need to account for all of the following: operating costs such as rates, insurance and building maintenance, typically charged separately per m²; utilities including electricity and water, often metered separately or included in gross rental depending on the building; parking, which is a significant cost in nodes like the CBD and Century City; tenant installation allowance vs fit-out costs; a deposit equivalent to two to three months gross rental; and VAT at 15%, which is applicable on all commercial leases. A good broker will present you with a total occupancy cost model, not just a headline rental figure.


How long does the process take from enquiry to moving in?

For a mid-size requirement of 200m² to 1,000m², plan for a minimum of three to six months from the time you start seriously looking to the day you occupy. In the current Cape Town market, where premium supply is constrained, starting early is not optional — it is strategic. The process typically moves through needs assessment and brief (one to two weeks), property search and shortlisting (two to six weeks), offer to lease and negotiation (two to four weeks), lease drafting and legal review (two to four weeks), and fit-out or tenant installation (four to twelve weeks depending on scope). Businesses that start the process 18 to 24 months before their current lease expires are in the strongest negotiating position. What is the difference between gross rental and net rental?
